WHAT TO DO IF MY HOT WATER SYSTEM STOPS WORKING?
PRESSURE RELIEF VALVES
If you note water dripping from the overflow pipe of your hot water system, lift the lever and allow the water to flood from the pipe (be careful as it will be hot) for approximately 30 seconds in order to flush any rubbish accumulated under the seat of the valve.
GAS HOT WATER SYSTEMS
(Assuming that the gas is connected & turned on at the mains.) Check that water & gas taps/levers to the hot water unit have not been turned to the off position by accident. If there are gas hotplates, ignite one at a time and let the gas burn through to clear air out of the gas line. This can take about 2 minutes, once complete, turn the hotplates off, ensuring all burners have gone out & are in the off position.
If the property has been vacant for a period of time, it may take a while for the burner to stay alight. After igniting the burner, hold the ‘gas’ button down for up to 15 mins. This allows time for the gas to flow through to the unit and burn continuously. Gas & electric instantaneous hot water systems do need a certain rate of water flow to deliver hot water. If you find the hot water cycling off when you add cold, you may not have the hot water turned on full flow.
SOLAR HOT WATER SYSTEMS
ALL have a booster switch for low sun light & is usually located in your meter box. Usually it will be an old-fashioned round brown switch or it may be a modern circuit breaker switch. Once boosters are on, your electricity meter will speed up. Check this meter regularly to ensure it cycles off meaning the thermostat is functioning.
INSTANTANEOUS ELECTRIC HOT WATER SYSTEM
Hot water should be turned on full, then add cold for the desired temperature. As the hot water cycles you will hear a “clunk” which indicates the unit is cycling on or off. Be aware that intermittent poor water pressure can affect the unit’s performance. Before you report malfunction to this unit, ensure you have tested it by turning the hot tap on only. This will indicate the unit operating normally or otherwise.
WHAT TO DO IF MY POWER GOES OUT?
If your electricity ‘goes out’ or you find no electricity available from power points OR lights, check your RCD switch. It may be a faulty appliance that has tripped the switch causing the power to be shut off for your safety. Flicking the RCD switch back on, will allow the power back through into your home.
You may need to unplug ALL appliances before flicking the RCD back on, then plug in the appliances in one by one, especially the larger items such as the fridge, washing machine and television, until you isolate the faulty appliance. If the RCD trips again, you have a faulty appliance and it is recommended that you replace it or cease using it, as the same problem will only re-occur.
If an electrician is called and a tenant’s appliance is faulty, the outage is not a Western Power or strata problem, unfortunately you will pay the electrician’s fee so make sure you check all these possibilities before reporting it to our office. If you live in a unit, check with other neighbours if they have power.
WHAT TO DO IF I AM HAVING ISSUES WITH MY AIRCON?
Requires open windows or doors to function. It works by cooling air in the unit on the roof then blowing the cool air through the house and out the windows forcing the hot air out. Ensure the water tap is turned on, this is a copper pipe located outside running up the wall of the house to the unit. The controller inside will usually have both water and fan buttons. The water button should be turned on for approximately 5 – 10 minutes before turning on the fan. This wets the‘pads’ in the unit on the roof. Dry pads will not cool the air. The system does not work as well on humid days – you will not feel as cool. Turning up the fan higher will help to keep the humidity to a minimum.
AIR-CONDITIONER REMOTE CONTROLS
Check these regularly. Loss of battery power for an extended period of time (or when changing batteries) may result in the remote requiring recoding. If you leave it until summer, extensive delays can be incurred with service contractors during busy periods.
If your remote is not functioning, it may also be that the air-con circuit breaker in the meter box has tripped. This may not always be obvious. If the switch has not tripped, turning this switch off and on again may re-activate the unit.
WHAT TO DO IF I AM EXPERIENCING PROBLEMS WITH PESTS?
In accordance with Clause 2.12 of your lease, all reasonable ‘supermarket’ remedies should be attempted prior to reporting a pest problem to our office. The following may assist;
Caterpillars - Normally crawl down a tree (particularly a Cape Lilac) a band of Baygon around the base or a wrap sprayed with Baygon or a sticky substance (such as grease) around the tree is very effective. Caterpillars hibernate underground in the cooler months and come out in hot conditions.
Small Wasp nests can be sprayed with Baygon (with caution). Best done at night when the pests are inactive/asleep.
Ants can be particularly annoying; however, there is little use in having them professionally treated as the treatment is only short term. Leaving the tiniest of food scraps around is enough to invite a plague – be vigilant about cleanliness. Ant dust in window tracks seems to be more effective than ant rid or baits & AMDRO is a particularly effective treatment available through Bunnings.
Vermin - Keeping food in sealable containers & countertops clean is very important in assisting with avoiding vermin gaining access to food and breeding.
